Finding private sellers takes longer than calling them
The quickest route to a new instruction is reaching an owner who is trying to sell alone, at the right moment. If you are not the first to spot the listing, the owner has usually spoken to another agency already.
The same search every morning
Agents trawl portals and groups by hand, noting new private listings one by one.
Too late to the listing
A new listing gets several agency calls within hours. Being the third or fourth caller means a closed door.
Nobody knows who called
Two agents ring the same owner while another is never contacted. The record lives in a spreadsheet, on WhatsApp or nowhere.
Property portals and social media in one feed
During setup we agree your areas, property types and price range. The radar regularly scans publicly available private-seller listings and social posts that match, merges duplicates of the same property and gives you one clean list.

Call the hottest listing first
Every listing is scored on how likely it is to become an instruction: how new it is, price reductions, where it sits against local comparables and how often it has been relisted. Each morning the list starts with the highest score.
- Brand-new listings rise to the top
- Price drops and long-running listings are flagged
- Price position against comparables, ready for the valuation chat
- The reason for each score is shown on the card

You approve, the agent calls
The radar never calls anyone on its own. An agent reviews the list and approves the listings worth pursuing; approved owners join the voice agent's call queue. The agent introduces itself as your agency's assistant, never pushes, books interested owners in for a free valuation and turns "not right now" into a dated call-back.
- One-click or bulk approval
- You set the calling window and daily call volume
- Anyone who opts out is removed from the list for good
- Outcome, summary and tags are written to the contact record

From a radar listing to a valuation appointment
A two-bed in Ataşehir went live yesterday, the radar picked it up, an agent approved it and the AI called.
- Agent
Hello Mr Demir, this is Deniz, Atlas Realty's assistant. We saw you've listed your two-bed in Ataşehir privately. Could I take two minutes of your time?
- Caller
Go on, but to be honest I don't want to pay commission.
- Agent
That's completely your call. We're only offering a free valuation: one of our agents looks at the flat and goes through recent local sales with you to find the right price. There's no obligation afterwards.
- Caller
I have wondered whether I priced it right. Saturday afternoon works.
- Agent
I'll book you in for 2pm on Saturday and send a confirmation on WhatsApp. Have a good day.

FSBO Radar FAQs
What is FSBO?
FSBO (For Sale By Owner) means an owner selling or letting their property without an agency. Reaching these owners at the right time, with the right tone, is one of the quickest ways to win new instructions.
Which sources does the radar scan?
Private-seller listings published publicly on property portals and social media in your area. We agree which sources and areas to cover during setup.
Are owners called automatically?
No. The radar finds and ranks listings; a call only starts after an agent approves it. Approved owners join the voice agent's queue and are called only within the window you set.
Is it legal to call private sellers?
Commercial calls to individuals are subject to consent and data-protection rules, and a phone number in a listing does not on its own amount to consent for marketing calls. That's why the radar ties every call to agent approval, removes anyone who opts out for good, and the agent says up front who it represents. Please take advice from your own legal adviser; this page is not legal advice.
What does the agent say to the owner?
It introduces itself as your agency's assistant, says where it saw the listing and offers a free valuation. It never pushes or promises a price or guaranteed sale, and thanks owners who aren't interested before ending the call.
Where are the listings stored?
Each listing opens as a contact and a deal in the CRM. The call outcome, summary, tags and appointment sit on the same record, so your team sees who called whom on one screen.
