Does the agent give zoning information?

Only the zoning details you entered in the listing. It gives no definite answers on plan changes, building rights or future expectations; it refers callers to your agent and the municipal records, and to a survey where needed.

What does it say to "will this land go up in value?"

It makes no appreciation or return promises. It shares what it knows about the area and the listing, suggests assessing the investment with your agent and offers an appointment.

Does the agent look up parcel records?

No. It shares the parcel number from the listing and tells the caller they can check it through official channels themselves. Official checks and confirmation are your agent's job.

Does it quote a price to landowners who want to sell?

No. It asks about location, size and title type, offers a free valuation appointment for an accurate price and opens a seller opportunity.
