It relays the passing rent and lease length entered in the listing. It doesn't calculate yields, comment on payback or promise returns; it suggests reviewing that with your agent.

How much technical detail can it give?

Whatever is in the listing record: net/gross area, eaves height, docks, power, parking, frontage. It never invents missing details and says your agent will follow up instead.

What if someone asks about licences or permitted use?

It gives no definite answers on licensing. It shares the listing details and explains that suitability should be confirmed with your agent and the relevant municipal office.

We do both leasing and sales. Can it route to different agents?
