Zoning status (imar durumu)
The planning information showing what a plot can be used for and how much can be built on it.
In Turkey, imar durumu is a document from the local municipality showing a plot's designated use (residential, commercial, agricultural, etc.) and building conditions, such as ground coverage ratio (TAKS), floor area ratio (KAKS or emsal), number of storeys or height, and setbacks. It is broadly comparable to planning or zoning status elsewhere.
Zoning can change with plan amendments, so current information should be obtained from the municipality. This definition is general information.
Why it matters for agencies
Zoning is one of the biggest drivers of land prices, and it's often the first question land investors ask.
Example
An investor calls about a land listing and asks whether it has building permission and how many storeys are allowed. The assistant shares the zoning details from the listing data and books a call with the agent for more detail.
