Floor easement (kat irtifakı)

A right over future independent units, set up before a building is completed and converted to full condominium ownership.

Under Turkey's Condominium Law No. 634, kat irtifakı is a right attached to a share of the land for each independent unit of a building that is planned or under construction. Buyers of off-plan units in Turkey commonly receive a title with floor easement.

Once the building is finished and an occupancy permit (iskân) is issued, the floor easement can be converted to full condominium ownership (kat mülkiyeti). The process varies case by case, so legal advice is recommended.

Agencies selling new builds and off-plan units regularly get asked whether the title is floor easement or full condominium, and a clear answer affects buyer confidence.
